These are what the Citrus County Sheriff detectives recommended at our town hall meeting to keep our community, our park and our private roads safe, secure and quiet.


You heard directly from the law enforcement professionals - experts tasked with solving crimes and apprehending criminals - there's less crime in subdivisions like Black Diamond and Terra Vista because they have gates on their private roads. You heard the detectives concerns about increased crime from the Suncoast Parkway expansion. You heard their concerns about traffic volume. You heard they don't have sufficient staff for the growth we're experiencing.


From the start, Save our Village has been advocating for the security of Meadowcrest - it's the prime reason neighbors fought against the huge, misplaced rental complex being forced onto the very heart of our community. And right now we have an opportunity to best protect our homes, our amenities and the peaceful lifestyle we currently enjoy while also increasing our property values and preparing ourselves for the future.


As Citrus County continues to blindly expand, swift action needs to be taken to safeguard the quiet existence we have in Meadowcrest. The detectives confirmed this. We know what to do, we know how to do it and our MCA must now fulfill its obligation to preserve our property values and uphold the standards of our community.

Town hall with Commissioner Diana Finegan

Meadowcrest homeowners, please join us Wednesday, February 21 @ 4:00 p.m. in the Clubhouse as SOV presents a special town hall meeting with Citrus County Commissioner Diana Finegan and staff from the Citrus County Land Development Division.


This is YOUR opportunity to hear directly from those responsible for the preparation and maintenance of Citrus County's Comprehensive Plan, which establishes goals, objections and policies to manage county growth and development, and the Land Development Code containing the rules and regulations governing how land can be used and developed.


If you want to understand what’s coming to Meadowcrest and our beautiful Nature Coast this is a must-attend event! Commissioner Finegan has been very understanding of our concerns and is looking forward to answering your questions, so please plan on packing that clubhouse! 


The SOV town hall event with Commissioner Finegan will take place directly AFTER the MCA board meeting. Plan on attending both as this is a critical time and your participation is vital!

Developer reveals plan for meadowcrest property

Orlando-based Dix Developments, LLC revealed plans for a six-building, 179-unit apartment complex plus 10,000 sq. ft. of retail/office space to be constructed in the Meadowcrest subdivision.

(Note: The attached layout of the complex is from the Dix website. Street names  were added by SOV to allow neighbors to better understand where this is being planned in our community.)




Thank you for meeting on short notice!

Hopefully you now have a better understanding of the common sense solutions being explored to protect and preserve each of our quiet, peaceful villages in the face of a rapidly, even chaotically, growing county.

It is imperative the work the road committee has undertaken is allowed to continue. They need to access the funds they were allocated so the land use attorney may complete their assessment and negotiate on our behalf with the county or any other necessary entities.


You can bring about the positive change we need:


  • Talk to your neighbors! Tell them we can secure our private roads without need for a special assessment. Let them know how much homeowners pay for the common roads while the vast majority of through traffic is not our residents.
  • Attend MCA meetings! We've said it repeatedly, but this is the only way to move forward. Let the board know the work of the road committee must continue. Let them know now's the time to implement these modest safeguards. We appreciate the board's efforts but protecting our investments by securing our villages must be their top priority.
  • We're certain there's overwhelming support for what was discussed. Make sure everyone is signed up for our emails and help us spread the word!

Commissioners Deny Rental units

Developers' rezoning request for Sugarmill Woods denied

The Citrus County commission denied unanimously Thursday a request by Sweetwater Homes of Citrus developer to rezone nearly 50 acres in Sugarmill Woods’ Oak Village that would have allowed as many as 250 rental units instead of the maximum 95 single-family homes.

SOV considers the various bylaws in these public records to be the "roadmap" for any changes you, the dues-paying homeowners, want to make in your community.

Thanks to all of you who filled the clubhouse for an informative evening with five county commissioner candidates, two state representative candidates and even a candidate for county judge!


Save Our Village is grateful to all the candidates for their time and for answering your direct, no-nonsense questions. We also appreciate the positive spirit and humor our community always brings to these events.


It is now up to all of you, after hopefully learning a bit more at our event, to head to the polls and make YOUR choices!

What's this all about?

A massive rental apartment complex is being planned for the wooded lot at the front of Meadowcrest

This development, if completed, would consist of four multi-story apartment buildings on the small lot bordering Highway 44 and Meeting Tree Boulevard. See plan here.


Up to 220 rental units in massive three story buildings and parking for up to 300 cars with vehicle access from Hwy 44 and Meeting Tree Blvd. If this project is approved, there would be little if any green space remaining. 


This enormous rental complex would be located right next to our Meadowcrest park, pools and clubhouse. 


As made absolutely clear at our initial public meetings, Meadowcrest is NOT fighting affordable housing! Don’t let anyone try to fool you what this fight is truly about!  


This is a fight against HIGH-DENSITY, MULTI-STORY RENTAL BUILDINGS that will not only alter Meadowcrest but also forever change Crystal River and other deed-restricted communities.



Why SHOULD ThIS Concern Me?

These are a few of the primary concerns our community is facing:

  • Resident safety and security;  
  • Likelihood property values would be severely impacted negatively; 
  • Traffic volume, noise, wear and tear on our private roads; 
  • Loss of Meadowcrest Park as the peaceful signature of our community; 
  • Aesthetics of our respected, established, owner-occupied, deed-restricted community forever altered;
  • The unprecedented impact of HIGH-DENSITY development in Crystal River. 






So What can we do about it?

On June 16 our community came together and was able to secure a unanimous decision from the Citrus County Planning and Development Commission in our favor. Without your overwhelming support this would not have been possible! While the decision was extremely important, it is still possible the county commissioners could approve this project.  


Please know a core group of dedicated grassroots volunteers is  continuing to work non-stop against this enormous rental development. We’re coordinating a multi-front strategy to oppose this disastrous plan at every step!


We'll be reaching out with additional actions, meetings and dates as soon as we have them. It is of the utmost importance you sign up for email updates , contact your representatives, and donate to our legal defense.
